Welcome to Qambathi Mountain Lodge and The Homestead. By confirming your booking, you acknowledge that you have read, understood, and agreed to the following Terms & Conditions. These apply to all guests and visitors on the property.

Property-Wide Terms & Conditions (Summary)

​

General Conduct

• Guests must respect the peace and privacy of others, as well as the surrounding natural environment.

• Quiet hours are from 21:00 to 08:00.

• No loud music, disruptive parties, or excessive noise is permitted.

​

Bookings, Deposits & Payments

• A 50% deposit secures your booking and is non-refundable.

• The balance is due 1 month before arrival.

• Refunds and postponements are at the owners’ discretion, based on the ability to re-let the booking.

• Any refund or postponement incurs an R800 administration fee.

​

Cancellations

• 30–0 days before arrival: 100% cancellation fee of total booking.

• No shows: 100% cancellation fee applies.

• Premature departure: Full original booking is charged.

• Travel insurance is strongly recommended to cover unforeseen cancellations or travel changes.

​

Road & Access

• The Kamberg road from Rosetta has potholes and a 2km gravel stretch to Qambathi.

• A high-clearance vehicle is recommended (not suitable for sports or low vehicles).

• Please ensure you have sufficient fuel and a serviceable spare wheel.

​

Smoking Policy

• Smoking is not permitted indoors.

• Ashtrays are provided on the outside veranda. Please dispose of cigarettes responsibly.

Liability

• Guests enter and use the property at their own risk.

• Qambathi Mountain Lodge and its owners are not liable for loss, damage, injury, or death resulting from any cause whatsoever.

• Guests are responsible for damages caused by themselves, their children, or their pets (if applicable).

THE HOMESTEAD TERMS & CONDITIONS

Check-In / Check-Out

• Check-in from 14h00, check-out by 10h00.

• Please contact management for early or late check-in options.

​

Children

• All ages welcome.

• Parents/guardians are responsible for supervising children at all times, especially outdoors. 

​

Pets

• Well-behaved dogs (max 2) allowed, subject to prior approval.

• Dogs must be leashed outside, house-trained, and not allowed on furniture or beds.

• Owners must clean up after pets and are liable for any damage caused.

• Pet fee per dog applies.

• Pets may not enter neighbouring farms or private property.

• Failure to adhere to the pet policy may result in cancellation of the booking without refund.

• No excess barking allowed

Cleaning & Housekeeping

• Daily housekeeping from 09:00. Inform the manager if you prefer privacy.

​

Breakages

• A replacement fee applies to any broken or damaged items.

​

Babysitting

• Babysitters are available. Please book in advance.

​

Access to the Lodge

• The Homestead is a private space separate from the main Lodge.

• Homestead guests do not have access to the Lodge’s pool, bar, restaurant, or gardens.

• Meals or spa bookings may be arranged with the Manager subject to availability.

THE LODGE TERMS & CONDITIONS

• Room check-in: from 14h00

• Lunch check-in: from 12h00

• Check-out: by 11h00

• Early check-in and late check-out on request.

Children

• The Lodge is an adults-only retreat (16+ only) to ensure a tranquil environment.

• Children allowed only if the Lodge is booked for exclusive/private hire.

​

Alcohol

• The Lodge is fully licensed.

• Guests may not bring or consume their own alcohol in rooms or on the property.

• Corkage fees apply to any external alcohol.

​

Pets

• Pets are not permitted at the Lodge.

• Service dogs are warmly welcomed
